Before listing, we sit down and discuss why you want to sell or buy, what makes sense, and what is in your best interest. When you list with us you can rely on our agents to prepare the property for maximum marketing exposure. Once a deal is signed, our team works with the banks, title companies, surveyors, and others involved in a real estate deal to get it closed. We do everything we can to make the process as smooth as possible. Staging homes, making minor repairs, cleaning, and selling personal property at auction are just a few of the things we do to go above and beyond other companies. When we say more than a full-service real estate company, we mean it.
Our Process
Pre-Listing Consultation.
We always like to meet with potential clients before listing the property to create a marketing and sale plan. We give advice on:
- What repairs or improvements should be done prior to marketing;
- Whether a parcel can or should be surveyed or rezoned;
- How to position the property for maximum marketing exposure;
- What to expect for a timeline between marketing and closing;
- How to work through issues with third-parties, like banks, local governments, and neighbors;
- How to price the property to meet your goals.
Pre-Listing Clean-Up and Shine.
Before listing we work out a plan to clean and prepare the property for listing pictures and showings. This helps create an appealing listing that will maximize our marketing efforts. A lot of clients also hire us to sell their personal property at auction. Our auction team assesses the value, removes the items, and sends you a check after the auction. This is an excellent way to sell unwanted items and clean up the property for listing.
Real Estate Marketing.
We take a LOT OF PICTURES and try to make your property look great. We have a certified drone operator in the company, who can take aerial footage for no additional cost. These pictures end up on our website, the multiple listing service, and third-parties websites like Zillow, Realtor.com, LoopNet, and Craigslist. The goal is to get you as many interested buyers looking at your property as possible!
Showings and Negotiations.
Our agents coordinate showings with both our buyers and other real estate agents. We also represent you in negotiations on contracts and work to make sure you understand everything that is presented to you. We ensure you can make informed decisions on potential offers to purchase.
Post-Offer Work.
This is where many real estate agents fall off – after the offer is signed but before closing. This is where we do some of our best work, however. We work with banks, title companies, surveyors, insurers, local governments, neighbors, and whoever else we need to work with to get a deal closed. Some examples of post-offer work we have done in the recent past:
- Manage a surveying rezoning process to create new parcels that can be sold;
- Prepare transfers by affidavit and other documents to transfer title from deceased titleholders so that the property can be sold;
- Chased down lien and mortgage releases to help ensure clean title to the property;
- Helping buyers get insurance, including flood insurance, to satisfy their lending criteria;
- Helping buyers supply information to their lenders;
Closing
We work to make sure that the closing is as smooth as possible, just like the whole process. Sometimes that means “pre-signing” people if they cannot attend the closing in person.
